Casual/Sundry Rental Listing Request

I/ WE: (hereinafter called “The Owner/Landlord”) of the property situated at: (“The Rental Property”) on this date
hereby list “The Rental Property” with EXECUTIVE PROPERTY MANAGEMENT/RESIDENTIAL RENTALS (hereinafter called “The Agent”) on the terms and conditions set out below and in conjunction with the Casual/Sundry Rental Property Information:

I/ WE, “THE OWNER/LANDLORD” AUTHORISE “THE AGENT” TO:
  1. Inspect, appraise and have full access to “The Rental Property”.
  2. Find suitable tenants for “The Rental Property” on our behalf.
  3. Place “The Rental Property” on “The Agents” Rental List.
  4. Contact prospective tenants on “The Agents” database who are specifically looking to rent in the price range and area of “The Rental Property”.
  5. Promote “The Rental Property” on Executive Property Management / Residential Rentals website to find suitable tenants.
  6. Advertise “The Rental Property” on Trade Me if not already advertised by “The Owner/Landlord” on the condition that “The Owner/Landlord” gives “The Agent” a 3 week exclusive listing. If “The Owner/Landlord already has “The Rental Property” advertised on TradeMe; “The Owner/Landlord” agrees to replace their contact details with “The Agents” contact details and authorised “The Agent” to handle all inquiry from now.
  7. Erect a “FOR RENT” signboard at “The Rental Property” where appropriate after “The Owner/Landlord” has given consent.
  8. Arrange for all prospective tenant viewings at “The Rental Property”.
  9. Present to “The Owner/Landlord” all applications obtained from approved prospective tenants.
  10. Conduct thorough reference checks on prospective tenants applying for “The Rental Property” to ensure that the information given to “The Agent” is accurate and the prospective tenant is able fulfill all obligations as per the Tenancy Agreement.
  11. Conduct credit checks on each applicant “The Owner/Landlord approves. “The Owner/Landlord agrees to reimburse “The Agent” a credit check fee of $25 for each approved applicant.
  12. Have the approved tenant sign the Tenancy Agreement, pay the applicable Rent (usually one weeks rent in advance), Bond (usually equivalent to 4 weeks rent) and Letting Fee (being one weeks rent +GST)
  13. Lodge the rental Bond to Department of Building & Housing, Tenancy Services in accordance with the provisions of the Residential Tenancies Act (1986) and 2010 Amendments.
